Soffit and fascia are two parts of your roof most people never think about until one of them rots. They live at the edge of the roof, and they do more than finish the look: one holds up your gutters, and the other ventilates your attic. Here is what each one is, why they fail, and what it costs to fix them.
What they are
They are the trim at the edge of your roof, and they have very different jobs:
- Fascia is the vertical board that runs along the edge of the roof, capping the ends of the rafters. It is the board your gutters attach to, and it seals the roof edge.
- Soffit is the panel on the underside of the roof overhang, tucked under the eave. When it is vented, and it usually is, it is the intake side of your attic ventilation.

Why they rot and fail
The usual culprit is water:
- Clogged or overflowing gutters that spill water back onto the fascia.
- Poor drainage and constant moisture.
- Pests and animals that get in through gaps.
- Simple age, especially on wood.

Signs of damage
- Peeling paint or visibly soft, rotted wood.
- Sagging gutters pulling away from the house.
- Water stains along the roof edge.
- Signs of pests or birds getting into the eave.
- Vents that are blocked or painted shut.
What repair costs
Soffit and fascia are priced by the linear foot. Combined, they typically run about 6 to 22 dollars per linear foot installed, with a small repair section costing 9 to 34 dollars per foot and a full-house replacement landing somewhere around 900 to 6,800 dollars. Vinyl is the cheapest material, aluminum is a durable middle, and wood needs ongoing paint.
Fix rotted fascia before it spreads
Rotted fascia does not stay put. It spreads to the rafter ends and the roof deck behind it, and it lets water and pests into the attic. A small fascia repair now is far cheaper than the roof-edge and framing repair it becomes if you wait.
