How to Measure Your Roof Without Getting On It
Measure the footprint from the ground, multiply by a pitch factor, divide by 100. Here is the math, the multiplier table, and how close your number should land to a contractor bid.

You can get within about 10 percent of a professional roof measurement without leaving the ground. Measure the building footprint, multiply by a pitch factor, divide by 100 to get squares, then add waste. That is the whole method, and it takes about twenty minutes.
The point is not to order materials yourself. It is to know whether the number on a bid is reasonable before you agree to it.
The formula
A sloped roof is the hypotenuse sitting over a flat footprint. So the roof area is always larger than the ground it covers, and the steeper the roof, the bigger the gap.
Roof area equals footprint area multiplied by the pitch multiplier, where the multiplier is the square root of (rise squared plus 144), divided by 12.
You do not have to do that arithmetic. Here is the table, and you can spot-check it yourself: 5:12 works out to exactly 13/12, 9:12 to exactly 1.25, and 12:12 to exactly the square root of 2. Those three exact values are a good sign the rest is right.
This works for gables and hips alike. Any roof plane projects down onto the footprint, and together those projections tile the footprint exactly, so the multiplier holds regardless of shape.
Finding your pitch safely
From the attic, which is the accurate way
Hold a level horizontally against the underside of a rafter. Get the bubble centered. Mark 12 inches along the level from the end touching the rafter, then measure straight up from that mark to the rafter. That vertical measurement is your rise. Six inches means 6:12.
Clamping the level to the rafter makes this a one-person job. In the attic, step only on joists, bring good light, and wear gloves and a dust mask.
From the ground, if you have no attic access
Stand back from a gable end and take a photo square-on, with the camera level and perpendicular to the wall. You can measure the rise and run off the photo. It is less accurate than the attic method because camera tilt and perspective both distort it.
Inclinometer apps on a phone work too. And here is the reassuring part: a degree or two of error barely moves the multiplier, so app precision is not the weak link in this process. Your footprint measurement is.
One roofing square is 100 square feet. Divide your total sloped area by 100 and you have squares, which is the unit everything in roofing is priced and ordered in.
Then add waste, because shingles get cut at hips, valleys, and rakes. Typical figures used in the trade:
Simple gable with no valleys or dormers: roughly 7 to 10 percent.
Standard hip roof: around 15 percent, because every diagonal ridge means cutting.
Complex roof with multiple valleys, dormers, and penetrations: 15 to 20 percent.
Very cut-up roofs: 20 to 25 percent.
Worth being straight about the sourcing here: these percentages are industry convention. We could not find a standards body or manufacturer document that publishes waste factors by roof type. They are consistent across contractor and software sources, but treat them as rules of thumb rather than published standards.
The mistakes that make homeowner estimates wrong
Using living area instead of roof footprint. A 2,000 square foot two-story house does not have a 2,000 square foot footprint. The roof also covers the attached garage, porches, and carport.
Forgetting overhangs. Measure eave to eave, not wall to wall. An 18-inch overhang all the way around a 40 by 30 house adds roughly 230 square feet, close to 19 percent.
Forgetting a square is 100 square feet. Reading "28 squares" as 28 square feet, or comparing a per-square price against a per-square-foot price.
Skipping the pitch multiplier. Depending on slope, that under-counts by 3 to 41 percent.
Ignoring dormers. They add area, and more importantly they add valleys, which drive the waste factor up.
Measure the footprint the roof covers, not the house
Walk the perimeter of everything the roof sits over, including the garage and any porch, and add the overhang on each side. That single step fixes the two biggest sources of error at once.
The free tools that get you close
Google Earth Pro
The polygon area tool lets you trace the roof outline from overhead and returns the area. It is free and quick. The critical limitation: it gives you the flat footprint only, so you still apply the pitch multiplier yourself.
Things that make it wrong: imagery taken at an angle rather than straight down makes taller buildings lean, so you end up tracing an outline offset from the real footprint. Imagery can also be years out of date, and tree canopy hides eaves. Get directly overhead, zoom fully in, and trace each roof plane separately on a complicated roof.
Your county property appraiser
Many Florida counties publish parcel data with building sketches showing exterior dimensions, which is very close to the footprint you need. Texas appraisal districts publish similar data, though we verified the Florida portals specifically.
One important caveat that trips people up: appraiser sketches record heated living area, and sometimes garage and porch as separately coded areas, measured to the wall rather than to the eave. So the sketch gives you the wall-line footprint and you still add the overhang. It is an assessment record, not a survey.
Paid aerial reports, and who can actually order one
Contractors use aerial measurement services, and homeowners often assume they can order the same report. Mostly they cannot, and the best-known name is the least available.
EagleView is the name most homeowners have heard, and in practice it is a contractor channel. Its published pricing runs roughly 91 to 105 dollars per full house report, but account setup appears to require a business account, and homeowners typically see an EagleView report only through their contractor.
Roofr sells reports at around 19 dollars on its free starter tier with open signup, which makes it the most likely option for a homeowner. Their terms do not explicitly address non-contractor accounts, so this is probable rather than certain.
Hover prices roof-only reports in the range of 29 to 69 dollars depending on complexity. You may see claims that Hover is free for homeowners. Their live pricing page does not support that, and the more likely model is that a contractor invites you to photograph your own house while the report goes to them.
Nearmap is enterprise and subscription based. Not a homeowner option.
We could not verify pricing for GAF QuickMeasure, so no figure is quoted here. Both the manufacturer page and the retail listing blocked access.
Your ground estimate against a professional field measurement should land within 5 to 10 percent. Professional aerial reports against manual field measurement typically agree within 1 to 2 percent.
So here is how to read a gap:
Under 10 percent: noise. Do not raise it.
10 to 20 percent: almost always a definitional gap rather than dishonesty. Waste included or excluded, squares versus square feet, a detached garage counted or not, or their number being material ordered rather than roof area.
Over 20 to 25 percent with no explanation: ask to see the measurement report.
