Good news if you have a busy schedule: you usually do not need to be home while your roof is replaced. The work all happens on the outside of the house, and a good crew can complete the job while you are at work, as long as they have access and a few decisions made in advance. That said, there are a couple of moments when being reachable really pays off. Here is what to know.

The short answer: usually no

A roof replacement is exterior work, so your physical presence is not required. Many homeowners leave for work in the morning and come home to a finished or nearly finished roof. What the crew needs is access and information, not you standing in the yard.

What the crew needs if you are away

  • Access to all sides of the roof, which means unlocked gates and a clear perimeter.
  • A working outdoor power outlet, or a door or window left open near an interior one.
  • A clear driveway for the dumpster and materials.
  • A phone number to reach you during the day.
  • Decisions made in advance, like the shingle color and any known problem areas.

When being reachable helps

Even if you are not standing there, it is worth being reachable and, ideally, present at two points. The first is if the crew finds a surprise, most often rotted decking that only shows up once the old roof is off, which can change the price and needs your sign-off. The second is the walkthrough at the start and the final inspection at the end, where you confirm the work and the cleanup. Those bookend moments are the ones worth showing up for. Keep pets and kids away, whether or not you are home

Between the constant hammering, falling debris, and gates left open for the crew, the work zone is no place for children or animals. Secure them inside, away from the work, or arrange for them to be elsewhere for the day.

Do not pay until it is done

If you are away for the job, do not let that rush you into paying the full amount before it is finished. Do a final walkthrough first, checking the cleanup and the magnet sweep for nails, the flashing, and the yard, then release the final payment.
