Asphalt vs Metal: The 30-Year Cost, Not the Sticker Price
Metal costs two to three times more up front and recoups less at resale. It wins in exactly two situations, and the energy savings everyone talks about are not one of them.

Metal costs roughly two to three times what asphalt costs to install, and reported resale data says it recoups a smaller share of that spend. Over 30 years it still wins in two specific situations. Energy savings, the argument you hear most, is not one of them.
Most comparisons of these two materials are written by people who sell one of them. This one tries to model the actual money, and flags where the data is weak rather than filling gaps with confidence.
First, an honest word about the numbers
There is no authoritative pricing source for residential roofing. Every installed-cost figure you will find, including ours, traces back to cost aggregators or contractor marketing. None of them publish methodology or sample size, and several appear to recycle each other. On the same product in the same year they disagree by up to double.
So this article works in ratios, which are far more stable across sources than dollar figures:
Standing seam metal runs roughly 2 to 3 times the installed cost of architectural asphalt.
Exposed-fastener metal, the corrugated panel look, runs roughly 1.2 to 1.5 times asphalt.
Metal premium scales badly with complexity. On a simple gable it is at the low end of that range. On a cut-up roof with hips, valleys, and dormers it can exceed 3 times.
How long each actually lasts
The warranty term is not the service life, and this is where the biggest misunderstanding lives. A lifetime limited shingle warranty typically pays full material value for around the first 10 years, then prorates down to roughly 20 percent by year 30. Labor is usually excluded. Home inspector training material puts it plainly: the warranty seldom reflects the shingle actual lifespan and functions as a marketing and comparison tool.
Architectural asphalt: 20 to 30 years in good conditions, but realistically 15 to 20 in Texas and Florida.
Standing seam metal: commonly cited at 40 to 70 years. Worth knowing that this figure usually traces to the Metal Roofing Alliance, a manufacturer trade group, so treat it as an interested source. The coating, not the panel, is normally the limiting factor.
Exposed-fastener metal: 20 to 40 years, with the fasteners failing long before the panels do.
The replacement timing question decides everything
Over 30 years, do you buy asphalt once or twice? That single question determines the answer, and it is genuinely close.
Scenario one: asphalt lasts
In a mild climate with a well-ventilated attic, architectural asphalt reaching 25 to 30 years means you install once and are only reaching end of life at year 30. Metal never catches up here. Asphalt wins decisively, and it is not close.
Scenario two: Texas hail
Texas averages more hailstorms than any state. In the hail belt, effective asphalt life is often 12 to 18 years, ended by a claim rather than by wear. You replace around year 15 and are approaching a third roof by year 30.
But note the asymmetry: an insurance-paid replacement is not free. Texas is a percentage-deductible state, so each event costs you a percentage of dwelling value out of pocket.
Scenario three: Florida insurability
In Florida the clock is regulatory rather than physical. Citizens generally allows shingle roofs to 25 years but tile and metal to 50. So a shingle roof hits the private-market wall around year 25 regardless of what condition it is in.
This is, in our reading, the single strongest legitimate financial argument for metal anywhere in this comparison, and it has nothing to do with energy or durability. It is about still being insurable at year 25.

The energy savings argument, honestly
This is where most metal roofing content overstates. The best evidence available is a measured side-by-side study by the Florida Solar Energy Center: six identical Habitat homes in Fort Myers, same floor plan, same orientation, same ceiling insulation, differing only in roof.
White metal saved 29.4 percent of cooling energy against a dark shingle control. That is a real, measured number. Now the four caveats that matter:
It is cooling energy, not your total bill. Your annual bill includes heating, water heating, appliances, and everything else.
It is white metal. Most people buy dark bronze, black, or charcoal standing seam, which captures a fraction of this.
The study homes had R-19 ceilings and attic ductwork. A house built to current Texas or Florida code has more insulation and better sealed ducts, which shrinks roof-driven savings substantially.
For magnitude: a related result from the same body of work found white shingles saved roughly 24 dollars a year on the cooling bill.
Put together: credible annual savings for a reflective metal roof over dark asphalt land in the low hundreds of dollars a year at best, in a hot climate, on a large and poorly insulated house, with a light-colored roof. On a well-insulated modern home with a dark metal roof, plausibly under 100 dollars a year.
Over 30 years that is real money, but it is rarely enough to change the ranking. If you see a claim of 500 to 1,000 dollars a year, or someone whose bill was cut in half, that is vendor material or a testimonial, not measurement.
Anyone presenting a single confident annual energy figure for your specific house is guessing. Colour, insulation level, duct location, and climate all move it by more than the number itself.
Two things that cut against metal
Resale recoups less
Reported figures from the Cost vs Value report put asphalt shingle replacement at roughly 68 percent of cost recouped and metal at roughly 50 percent. We could not open the primary document, which blocks automated access, so treat these as reported rather than verified, but two independent sources agree.
The interpretation matters more than the percentages. Metal recoups a smaller share of a much larger spend, so the absolute dollar gap at resale is worse than the percentages suggest. We found no credible evidence of a sale-price premium for metal roofs in national data. Claims that metal adds a few percent to home value are vendor sourced.
Texas may not pay for hail damage to metal
This one is genuinely counterintuitive and almost never appears in metal roofing content.
Texas insurers may attach a cosmetic damage exclusion endorsement to a policy, excluding hail damage that alters appearance without permitting water penetration or causing functional failure. Hail dents in metal panels are the textbook case, and carriers routinely classify them as cosmetic and decline.
So in Texas you can end up with a metal roof that earns an impact-resistance credit and is simultaneously harder to get paid on after a hailstorm. Ask your carrier whether a cosmetic exclusion applies before you assume a metal roof is the hail-proof choice.
And to be clear about the credit side: the Texas Department of Insurance is explicit that each insurer sets its own discount for each class of roofing material. There is no mandated discount, whatever a contractor tells you.
Exposed-fastener metal needs its screws addressed. The neoprene washers degrade under UV and thermal cycling backs the screws out. Budget one full re-screw event within 30 years, possibly two on the Florida coast, where a 3 to 5 year inspection cycle is advised. A typical roof has thousands of fasteners, so this is a labor-heavy job. We could not find a credible published cost for it, so get a real quote rather than trusting an online figure.
Standing seam with a modern PVDF coating likely needs no repainting inside 30 years. The "repaint every 10 to 15 years" claim applies to older or cheaper finishes, and applying it to a quality standing seam roof would overstate metal cost.
Asphalt needs occasional repairs, flashing and sealant work, and algae cleaning in humid climates. Soft-wash cleaning is a recurring cost in Florida.
Add a discount rate, because everyone else omits it
A dollar you spend in year 25 is not the same as a dollar you spend today. Almost every 30-year roofing comparison ignores this, and the omission systematically flatters metal, because metal front-loads cost and defers savings.
Apply even a modest real discount rate and the deferred-replacement argument weakens noticeably. If you are building your own spreadsheet, include it. If you are reading someone else comparison and it does not, that tells you something.
What actually flips the answer
How long you plan to stay. This is the biggest variable, bigger than climate. Under about 10 years, asphalt wins essentially always, because the resale data says the metal premium is largely unrecoverable.
Florida insurability. If a 25-year shingle wall means losing private coverage, metal is buying insurability, not durability.
Texas hail. It cuts both ways: it shortens asphalt life, but insurance often pays for asphalt replacement while metal denting may be denied as cosmetic.
Solar plans. Standing seam takes clamp-on racking with no roof penetrations, and the roof and array lifespans line up. Putting solar on a 15-year-old asphalt roof means paying to remove and reinstall the array later. If solar is in your plans, this alone can flip the decision.
Roof complexity. Metal premium grows with hips, valleys, and dormers.
HOA rules. Some restrict metal, especially the exposed-fastener profile.
Exposed-fastener metal is a different product, not cheap standing seam
At 1.2 to 1.5 times asphalt with a mandatory re-screw event in the window, it rarely wins a 30-year model. It makes more sense on a barn or outbuilding than as a residential contender.
The short version
If you are staying under 10 years, buy asphalt. If you are in a mild climate where a shingle roof will genuinely reach 25 or 30 years, buy asphalt. If you are in Florida and facing the insurability wall, or you are certain you are staying for decades and will otherwise replace asphalt twice, metal makes real financial sense.
What should not drive the decision is the energy argument, and in Texas, the hail-proof argument deserves a call to your insurer first.
